Why a Standard Home Inspection Misses the Most Expensive Pipe on the Property

A home inspection covers a great deal. It does not usually cover the one buried line that is entirely yours to repair and completely invisible from the surface.

The asymmetry nobody points out at closing

A standard home inspection is a genuinely useful document. It covers the roof, the electrical system, the HVAC, the visible plumbing, the structure and a long list of other things.

What it does not normally include is a camera run down the sewer or septic line, because that requires specialist equipment and access to a cleanout. So the one component that is buried, invisible, entirely the owner's responsibility, and capable of generating one of the largest single plumbing bills a homeowner will ever see, is routinely the thing nobody looks at.

The asymmetry is what makes this worth doing. The inspection is a modest, predictable cost. A failed line, a collapsed section or a drain field at the end of its life discovered after closing is entirely yours, and there is no shared cost and no utility crew coming out for the part that matters.

That trade is reasonable everywhere. It is unusually favourable here, for reasons specific to how this area is built.

Why the geometry here makes it worse

On a compact suburban lot, the private sewer line is short. The house sits close to the street, the run to the connection is measured in tens of feet, and the boundary between your responsibility and the utility's is not far from the building.

The parcels typical around Cave Creek are nothing like that. The 85331 ZIP alone covers something in the region of 112 square miles, and the low-density, large-lot housing that goes with that means private runs measured in hundreds of feet rather than tens.

Every extra foot is another opportunity for a defect and another foot of excavation if one is found. A blockage halfway along a long run is meaningfully more expensive to reach than the same blockage on a short one, particularly across the mature landscaping, irrigation and hardscaping these properties tend to have.

There is a second complication. Housing here skews custom rather than tract built, which means the routing of that line was decided by whoever built the house rather than by a subdivision standard. On a development, a plumber can reasonably guess where the line runs. Here that assumption fails often enough that nobody should rely on it, and frequently nobody alive knows where the pipe goes.

What the camera tells you, and the part people undervalue

The obvious output is a view of the inside of the pipe. The less obvious and often more valuable output is a map.

The camera head carries a transmitting sonde, and a locator at ground level picks it up, so the route can be marked on the surface with depth readings as the head travels. On a property where the original routing was never recorded, that converts an unknown into something you can put flags in.

That matters beyond diagnosing a fault. It matters before landscaping, before a driveway, before any trenching, and before deciding where a future structure goes. Trenching through a sewer line you did not know was there is an avoidable and thoroughly annoying way to spend money.

That last row deserves emphasis, because people treat a clean inspection as money wasted. It is the opposite. Ruling out a structural problem tells you the line is sound and the fix is behavioural, which saves you from paying for a repair that would not have changed anything.

It is also exactly what you want to find before closing on a property. A clean run on a long private line is genuine peace of mind about the single most expensive invisible component you are buying.

On septic, the camera answers a different question

The three-way split on a septic property

Where the property is on septic rather than sewer, and a great many around here are, the camera is asking something more fundamental than whether the pipe is sound. It is asking where the problem stops being plumbing.

Everything from the fixtures to the tank inlet is a plumbing line and behaves like any other drain. The tank and the drain field are a different discipline entirely, with different contractors and very different costs.

So when a septic property has slow drains throughout, the camera separates three outcomes: a blockage in the run to the tank, which is a modest job; a tank at capacity, which is a pumping service; or a field no longer accepting water, which is the expensive one.

For a buyer, that distinction is the whole point. A tank due for pumping is a negotiating detail. A drain field at the end of its life is a different purchase decision. Maricopa County's Department of Environmental Services regulates onsite wastewater systems, and a permit submittal for a replacement has to identify every wash, drainage easement and floodway boundary on the parcel, so on land crossed by washes there can be real constraints on where a new field may even go.

When it is worth doing outside a purchase

  • A line that has blocked more than once in a year. Repeat blockages have a cause, and clearing without finding it is a subscription rather than a repair.
  • Any quote for line replacement. Never agree to one of the largest plumbing bills you will see without looking at the evidence for it.
  • After a whole-house backup, to find out why rather than only that it happened.
  • Before landscaping, a driveway or any trenching, so the route is known first.
  • On a property you recently bought without an inspection, where you have no history at all.
  • Where the property is on septic and the tank pumping interval has been shortening.

The second one is the highest-value item on that list for most people. A replacement quote produced without footage is a guess with a number attached, and seeing the defect yourself changes the conversation entirely. Sometimes it confirms the quote. Sometimes it shows the problem is confined to a section, and a targeted repair does the job for a fraction of the cost.

Questions buyers ask about sewer inspections

Does the line need clearing before it can be inspected?

Usually yes, at least enough to get standing water out of the way, because a camera in a flooded line shows very little.

That order also makes diagnostic sense. Clearing then inspecting shows you what the pipe looks like underneath the blockage, which is the part that determines whether it comes back.

What if the camera cannot get all the way through?

That is not a failed inspection. A head that stops at forty feet has just told you there is something at forty feet, and the locator marks exactly where.

Tight bends, severe offsets and collapsed sections all stop a camera. Each of those is itself a finding, and knowing the distance and depth is what makes the next step targeted rather than exploratory.

Will this find a water leak too?

No, and it is a common mix-up. A camera works inside drain and waste lines, which are open to air and not under pressure.

Supply-side leaks are found by pressure testing, acoustic listening and thermal imaging instead. If the symptom is water appearing rather than water not draining, that is a different job with different instruments.

Can I ask the seller to pay for repairs found?

That is a negotiation rather than a plumbing question, and it depends on your contract and your market.

What footage gives you is evidence rather than an opinion, which is a considerably stronger position than describing a concern. Whether it becomes a price adjustment, a repair before closing or a decision to walk is yours to make.

How long does an inspection take?

Often under an hour for a straightforward run, longer where access has to be created or the run is unusually long.

Access is the main variable. A property with an accessible cleanout is quick. One without means getting into the line another way, which changes the scope.

Is it worth it on a newer house?

Less likely to find age-related failure, but still worth considering on a long private run, because construction damage and poor bedding are not age dependent.

A sag from inadequate bedding at build time behaves exactly like one from decades of settlement, and it will not improve on its own.
